Solve Property Group supported BaptistCare through the transformation of its long-held Macquarie Park site into a major mixed-use, intergenerational precinct.
As strategic property advisor to the Board and project team, we worked across the project lifecycle from early visioning and land use strategy through masterplanning, feasibility and planning approval. The State Significant Development masterplan was approved in April 2026, creating a pathway for new housing, aged care, seniors living, student accommodation and public open space within one of Sydney’s fastest-growing precincts

BaptistCare has served the Macquarie Park community from the site since 1962. Its redevelopment presented an opportunity to reimagine the organisation’s future presence while respecting this legacy and supporting its mission for generations to come.
The challenge was to establish a viable long-term future for a large and strategically located site within a rapidly changing urban precinct. The solution needed to respond to demand for housing, aged care and student accommodation, integrate with the surrounding employment and education hub, and create an inclusive community for people at different stages of life.
It also required BaptistCare to balance commercial performance with its purpose, operational requirements and responsibility to existing residents, employees and the wider community.

Solve Property Group was engaged as strategic property advisor to help BaptistCare define and deliver a commercially robust, evidence-based vision for the site.
The brief required us to:
determine the site’s highest and best use;
assess demand for a range of potential land uses;
test the commercial viability of the evolving masterplan;
align development outcomes with BaptistCare’s mission and long-term objectives;
support engagement with potential tenants and delivery partners; and
provide strategic advice through planning, design and approval processes.

Our team brought together urban economics, market analysis, property strategy and development feasibility to support decision-making throughout the project.
Our work included:
land use and highest and best use analysis;
development feasibility testing and independent review;
retail demand and impact assessment;
market engagement with prospective commercial tenants and delivery partners; and
iterative testing of demand, pricing, floorspace and development assumptions.
Rather than treating market analysis, masterplanning and feasibility as separate exercises, we applied an integrated and iterative approach. Emerging concepts were continually tested against market demand, commercial viability, planning requirements and BaptistCare’s strategic objectives, allowing the masterplan to evolve while remaining grounded in evidence.
Working closely with BaptistCare and the wider multidisciplinary team, we helped balance commercial outcomes with the organisation’s core mission. This contributed to a genuinely mixed-use vision combining new homes, affordable housing, aged care, seniors living, student accommodation, community facilities and welcoming public spaces.

Approval of the State Significant Development masterplan provides BaptistCare with a long-term pathway to transform an underutilised institutional site into a vibrant, connected and intergenerational community.
The project responds to several of Sydney’s most pressing needs within a single well-connected precinct—including housing affordability, aged care, seniors housing, student accommodation and access to public open space. It will also strengthen connections to Macquarie University, Macquarie Centre and the wider Macquarie Park employment and innovation hub.
For BaptistCare, the outcome demonstrates how a purpose-led organisation can unlock the value of its property assets while remaining true to its mission. It also shows the value of integrating strategic vision, market evidence and feasibility from the outset to create a complex development proposition capable of progressing through planning and towards delivery.
