BaptistCare’s State Significant Development application for the Macquarie Park master plan has been approved
We’re proud to see the recent planning approval of BaptistCare’s Macquarie Park project — a significant milestone for a long-term client committed to aligning property decisions with evidence and purpose.
This project represents one of the most important strategic initiatives for BaptistCare, not just shaping outcomes for future residents, but respecting the legacy of the site while responding to the rapid growth and transformation of the Macquarie Park precinct. It’s about re-imagining BaptistCare’s future physical presence in a way that supports their mission for generations to come.
As strategic property advisor to the Board and project team, our team supported the project across its full lifecycle — from early-stage visioning and land use strategy through to masterplanning, feasibility, and ultimately planning approval. Our role was to help shape a commercially sound, evidence-based outcome that remains deeply aligned with BaptistCare’s mission.
Our team of economists and property researchers brought an evidence-led approach to design and approvals, including:
Detailed land use analysis
Highest and best use assessments
Feasibility reviews
Retail demand and impact assessments
Market engagement with commercial tenants and delivery partners
Iterative testing of demand, pricing, and floorspace assumptions
This work ensured that every decision was grounded in market reality, while carefully navigating planning complexities and maintaining alignment with BaptistCare’s long-term vision.
A defining feature of the project is its evolution into a truly mixed-use precinct within a major employment, research, and education hub — responding not only to market demand, but to broader shifts in how communities live, age, and connect. The result is a more resilient, activated, and sustainable outcome aligned with long-term demographic and economic trends.
Equally important was the collaborative environment that underpinned the project. Working alongside a highly skilled, multi-disciplinary team, we were continually balancing strong commercial outcomes with the core mission of BaptistCare, ensuring those values were embedded in the final vision.
This approval represents more than a milestone. It highlights the impact of strategic thinking, deep market insight, and genuine collaboration in delivering complex, large-scale development outcomes.
We look forward to seeing this project come to life and the lasting contribution it will make to the community.
